I purchased this property as a retirement project. At the time there was a lot(!) of deferred maintenance and a corresponding low income from the property, but I was looking forward to turning the property around and using the income for my retirement. I have accomplished much of the needed repairs, but some of the mobile home spaces are still under renovation and vacant, so the project is not finished. And, unfortunately, due to age and a bad back, I can no longer do the repairs and maintenance, so, reluctantly, it is up for sale. There is a lot of potential on this property for someone that is not afraid to do some work.
The property has 1100’ of frontage on Hwy 80 which is a major artery from the port of entry town of Douglas to Tucson which has over a million residents. This frontage has commercial/business development potential for stores, truck stop, mini-mall, restaurant or other businesses, and the County store permit is grandfathered in!
